Big Bay MPOA
The BBMPOA is an umbrella association whose members consist of the registered owners of all erven comprising the Big Bay Development. This association was a requirement from the local authority to provide a mechanism to make funds available for the upkeep and maintenance of public areas and for funding of additional services, as may be required by the property owners (e.g. dedicated security patrols). The concept is based on City Improvement Districts (CID’s) and Residential Improvement Districts (RID’s) that have been successfully introduced in other existing areas. Levies for this association are currently calculated at 9.75% of your annual rates. This will apply to every registered home owner in Big Bay. The Managing Agent is Trafalgar Property Management.

Call for Donations
The City’s Disaster Risk Management Centre has established an onsite Joint Operations Centre in Dunoon to lead recovery efforts from the fire.
They have activated their humanitarian relief partners to assist with immediate soft relief efforts, and have set up donation drop off points at the following fire stations: Goodwood, Roeland Street, Lakeside, Constantia, Hout Bay, Strand, Wynberg and Milnerton. These facilities are open 24 hours a day.
Rotary Club have also set up donation trolleys near Shoprite, near Checkers and at Entrance 3 in Sandown for drop-offs.
Anyone wanting to assist those affected by this incident can support the donation drive with contributions of non-perishable foodstuff, personal hygiene items (soap, toothpaste, face cloths, sanitary towels), nappies and baby formula, as well as blankets/bedding.

The National Sea Rescue Institute is urging caution along South Africa’s coastline this weekend. A powerful new moon spring tide peaks on Saturday, December 20, bringing unusual tidal conditions. Spring tides occur when the sun, moon, and Earth align, amplifying the ocean’s gravitational pull. Expect higher high tides, lower low tides, and a stronger tidal range over the next few days. These conditions can intensify rip currents, especially dangerous for swimmers and surfers. Rock anglers and coastal hikers are also warned of waves reaching further inland and trails cut off. The NSRI advises swimming only at lifeguard protected beaches and between safety flags. Anglers should keep a safe distance, wear life jackets, and carry flotation equipment. Boaters and paddlers are urged to log trips on the NSRI SafeTrx app and stay prepared.

Our landscaping and maintenance teams have had a productive year keeping Big Bay’s public spaces clean, thriving and well-managed. Six dedicated groundsmen continue to maintain lawns, hedges, pathways and traffic circles - and the improved red-and-white markings and signage have noticeably helped with safer driving behaviour. Engagement with the City is ongoing to reinstate water lines along Otto du Plessis. Weekly beach and litter picks continue, alongside invasive species clearing and co-operation with Star Alarms to address vagrancy. Beach cleaning has now been increased to twice daily, and infrastructure issues can be logged via the City’s C3 system. Seasonal lawn challenges at Eden on the Bay, including a new grass-damaging bug, have been addressed with adjusted treatments, while watering remains restricted to 12mm per area per week. The team is working to expand the limited approved flowering species list for summer and has successfully introduced five new indigenous plants. This year also saw an impressive bloom of over 8,000 daisies.

The Technology & Fibre portfolio continues to enhance Big Bay’s member-owned fibre network, which links estate CCTV systems into a unified, 24/7 monitored security backbone in partnership with Star Alarms and Demux. The aim remains consistent: reliable surveillance, faster speeds and meaningful savings of 20–40% on fibre packages, with DSTV/OpenView available in some estates. The expansion of Big Bay Fibre to the remaining estates is largely complete, with neighbouring communities now being supported to join the network. Current priorities include increased speed, improved redundancy and added fault tolerance. The major R27 redundancy project — fully self-funded through network profits — is nearing completion, creating a second fibre backbone via the City’s Metro Fibre junction on the R27 to strengthen security and ISP connectivity. High-speed packages (500/500 Mbps and 750/750 Mbps) from Maxicoms and RSAWeb are now available. Recent inverter and LFP battery upgrades have boosted server-room resilience, and proactive maintenance continues. The long-term vision: faster speeds, smarter design and continued savings that help many residents offset a significant portion of their annual MPOA levy.
